Can You Sell for a Good Price Right Now?

If you live in Montgomery County and you’re considering listing your home or property up for sale, you’ve likely given some thought as to whether the time is right or if you should wait. In this article we’ll take a look at real estate statistics from a few local markets as we head into the summer real estate season, and share some tips on how to maximize your home’s resale value.

Can You Sell for a Good Price Right Now?

The Stats Don’t Lie: Montgomery County is Heating Up

Silver Spring – Listings are heating up in Silver Spring, and with good reason: in May 2014 selling prices were up a solid 7 percent over 2013, with the average home selling for about $349,000.

Rockville – If you’re selling in Rockville, the market is looking good. The median home selling price in Rockville is about $463,000, which represents an increase of 11 percent year-over-year. Just 16 percent of listings in Rockville sell below the listing price, and as this figure has decreased by 13 percent over May 2013 it’s clear that now is an excellent time to sell.

Bethesda – Bethesda is also looking strong, with a median selling price of $863,000 in May 2014, a 14 percent increase over this time last year. Just 8 percent of homes sell below the listing price in Bethesda – be sure to keep this in mind if potential buyers try to grind your price down.

Listing Now to Close at the Summer Peak

It can take a bit of time to get your home prepared, have professional photographs taken and to get your listing ready, so if you’re keen on selling before the summer real estate season hits it peak, now is the time. Once your home hits the market you will receive interest quickly, as buyers and their agents are constantly combing the market for great deals in the Montgomery County area.

Boost Your Value with Upgrades and Quality Staging

Selling the right home at the right time is a major factor in how much you receive, but there are numerous ways that you can increase your selling price. Low-cost home upgrades that improve your home’s ‘curb appeal’ are an excellent way to add value to your listing. Consider a fresh coat of paint, sprucing up your front-facing doors and windows, having professionals tackle the landscaping, and refreshing the fixtures in your kitchen, bathrooms and bedrooms. If you’re able to move out of your home before the sale, having a professional home staging team set up each room can help potential buyers get a picture of what they will do with your home and might take a bit of pressure off during the negotiation process.
